What Roofing Contractors Look For During An Inspection
As roofing contractors, there are specific problems that we look for during an inspection of your home. Each of these signs are indicators of storm damage, wind damage, or an aging roof that needs repair. We wanted to explain what each these mean and possible causes for why.
Here are a list of roof disrepair items we look for during an inspection:
Missing Shingles
Missing shingles means there are areas of your roof that are now vulnerable to damage. The cause is likely from wind and this is a fairly easy repair. Act on this quickly so it can minimize any damage.
Loose Nails
There are numerous reasons why the nails may be loose, but it could stem from poor craftsmanship or strong winds. loose nails that hang above the shingle are potentially a storm away from coming off. Again, an easy repair when you act quickly.
Gutter Debris
If your home is located near tall trees, definitely check for leaves and gutter debris. Clogged gutters can be the source of poor drainage (think foundation issues) in the Spring/Summer and ice dams in the Winter. The gutter is integral to the roofing system working properly so we encourage regular cleaning.
Cracked or Curled Shingles
Flying debris, aging roof, and strong winds are all potential culprits to this. A roof full of shingles that are cracked are curled is definitely in need of repair soon.
Damaged Flashing
Flashing is so instrumental in keeping the water out that we’re certain to make sure the flashing is attached properly. Sometimes wind, hail, flying debris, or poor installation are the reason why flashing is compromised and will need to be replaced.
Sagging
Sagging is hard to detect from the ground, however, easier to spot once on your roof. It indicates that there is moisture that has seeped through the shingles and has penetrated the sheathing. When moisture infiltrates an area it’s not supposed to, there are usually problems on the horizon.
Dark Stain or Dark Patches
Dark stains or patches indicate that the granules are starting to come off the shingles. The granules act as a barrier from the underlying asphalt against the elementary forces. Without them, your shingles (and consequently roof) are susceptible to drying and cracking. When shingles are damaged, they can’t work properly.
