Hiring a Roofing Contractor Checklist (8 Things to Ask)
Hiring a Roofing Contractor Checklist (8 Things to Ask)
If you need a new roof and/or you’ve recently had your claim approved, then hiring a roofing contractor is your next step. There are a lot of reputable roofing companies, however, finding the right one can be tricky. We’ve created a Roofing Contractor Checklist of 8 things to ask before hiring.
1. How long have you been in business?
Tenure is not necessarily an indicator of quality, but it is of experience. If they’ve been in business for several years, you can make the assumption as to why. Hence, go with a roofing contractor that knows has been in the industry for some time.
2. Are you a local company?
Choosing a local roofing company is important when it comes to accountability. Our industry is known for having “storm chasers” who are out-of-town, bottom dollar roofers. While they’re low on price, there is no guarantee they will warranty their work. Select a local roofing company (ideally with a physical office) to replace your roof.
3. Do you have insurance (and if so, what type)?
A roofing company is legally required to have general liability insurance in the state of Nebraska. Likewise, a roofing contractor that is bonded protects the homeowner from mistakes they make. This includes incomplete work, not paying permits, or other financial obligations.
A reputable roofer will have both of these along with workman’s comp for any employee injuries. A roofing company that protects itself ultimately protects you.
4. What safety measures do you take?
The crews of the roofer should take all necessary safety measures. This includes ongoing safety training with OSHA and having an on-site safety coordinator. It matters in the little things such as tying down ladders, wearing harnesses, and marking off areas with flying nails.
Safety for their crew translates to safety/protection for you and your family.
5. Do you warranty your work?
Warranty in craftsmanship is important to consider. Usually manufacturers warranty their products, but your roofer should also warranty their work. For example, if shingles are installed incorrectly then it can void your manufacturers warranty.
Also, you could check with previous clients to verify that the roofing contractors stands behind their work. Service after the sale is the true mark of reputable roofer.
6. Do you supplement claims?
Supplementing insurance claims is not easy so many roofers don’t do it. Supplementing requires knowledge of insurance policies, thorough inspections, and some tedious work. However, a good roofing company knows how to supplement.
As a result, it will maximize your claim and provide the full benefit of your insurance policy.
7. Will you bring my home up to code?
Homeowners often assume that their roofing company will bring their home up to code, but that’s not always the case. Some roofers will only do what’s in the SOW from the insurance company. Sometimes, this doesn’t account for new building code rules. After all, they’re familiar with insurance and not building codes.
Your roofing company should be able to supplement the claim to include any building code items. If they can’t answer your question or get nervous then steer clear!
8. What references do you have?
Getting references from your roofer is always a good rule-of-thumb. However, you should realize they will only give names of people who will provide glowing reviews. For that reason, we always recommend checking with external sources. This includes Google reviews, Yelp reviews, Facebook Reviews, Angie’s List, Nextdoor, etc.
If your roofing contractor can confidently give third party references then you’re likely in good hands.
