Find Out Which State Doesn’t Require Roofing Permits
In an article published earlier this year, New Jersey’s state Department of Community Affairs has reclassified what roofing jobs need permits and what don’t. Roofing contractors in New Jersey no longer have to apply for roofing permits for roofing or siding jobs on one- and two-family dwellings. These once big-ticket items are no longer subject to inspection which has a lot of implications.
What This Means for Roofing Contractors in New Jersey
1. More Players In the Game
When you lift any restrictions or barriers to entry, there will inevitably be more roofing companies and roofing contractors who come into play. This will make it far more competitive for roofing and siding jobs in New Jersey so existing companies have to work hard to keep their stake. Many roofing contractors have already said that while they appreciate not paying permit fees, this will invite potentially illegitimate roofers.
2. Potential for Shoddy Work
With those new players will likely come the potential for shoddy work. There is obviously less regulation now which means less accountability for quality work. As such, the good roofers have an opportunity to really present themselves as credible and trustworthy. The new, less experienced roofers have much the same.
What This Means for Homeowners in New Jersey
1. Reduced Cost/Faster Turnaround
Hopefully by eliminating the cost and process of applying for roofing permits, the savings can be passed onto the homeowner. This will also mean a quicker turnaround on replacing your roof or siding since there is no lag in waiting. Homeowners have this potential to save between $200-$500 for each roofing job which everyone can appreciate.
2. Diligence in Finding Reputable Roofers
Homeowners will now need to be more diligent in selecting their roofing contractors. As more players enter the game, you need to be even more aware how to filter them out. We encourage you to check out our guide to finding reputable roofing contractors.
3. Victims of Shoddy Work
By eliminating the need for an inspection, the burden of an inspection falls on the homeowner. You’ll need to find a roofer that you trust to be sure you get the best job, but how do you know if they didn’t blotch it? It takes a trained eye to tell if a roofing job has been done properly, however, most homeowners aren’t trained. There are certain rules and building codes, but clearly no enforcement is concerning.
Our Thoughts
While it is nice to not have to pay for roofing permits or wait on one to come through, we believe it’s necessary. It helps minimize illegitimate roofers from entering the space and also protects homeowners. Mutual Roofing would gladly pay to have a governing body ensure that quality work is being done. After all, our industry only suffers when those few shoddy roofing contractors ruin it for us all.
What do you think? Will other states follow suit? Will Nebraska be among them?
