Roof Repair (Fixes That Don’t Need a Roof Replacement)
Roof Repair (Fixes That Don’t Need a Roof Replacement)
Most of the time we replace an entire roof, but there are instance where you simply need a roof repair. If done correctly, these can extend the life of your roof and shingles. Or at the least, will delay the need for a complete roof replacement.
Either way, there are several instances where repairing a roof makes the most financial sense. Here are a list of common roof repair items we do:
Common Roof Repair Fixes
Replace Missing Shingles
In some instance theres are missing shingles that simply need to be replaced. This could be due to incorrect installation, strong winds, or a combination of the two. If you see missing shingles on your roof or find shingles in your yard then you should contact a roofer. During our inspection of your roof, we can likely determine if the issue is isolated to that one shingle or an indicator of more damage.
Either way, our project managers can provide a quick quote for a fix during the inspection.
Attic Ventilation Issues
A common problem that we see is ventilation issues. When you start to notice that bathrooms aren’t ventilating (foggy mirrors that take forever to clear up) then you need to locate the issue. During our inspection we can see if there is anything preventing or obstructing proper ventilation. It may be as easy as adding more insulation, replacing insulation, or adding more vents. This small roof repair, again, can be all that you need to prevent major damage when you catch it early.
Pro Tip: The temperature of your attic should be the same temperature as the weather outside. If not, then you likely have a ventilation issue.
Replace Flashing
Flashing is the 1% of your roof that the shingles can’t cover. When flashing is damaged, a small portion of your roof is now susceptible to water damage. Fortunately, flashing is a very inexpensive repair. During our roof inspection, we make certain to check all the areas with flashing. We check for damage, exposure, or any sign that it may not be functioning fully.
Gutter Fixes or Gutter Cleaning
The purpose of gutters and downspouts are to direct water away from your home. If everything is in perfect working order, then pooling should not be a problem. However, as you notice water pooling in your yard or other drainage issue then it may be time to look at your gutters. During our inspection we can look for patterns in your yard of drainage issues or inspect the gutters.
It may be as easy as gutter cleaning (which we now offer) or adjusting, repairing, or replacing your gutter.
Faulty gutter could lead to bigger (read: more expensive) foundation issues. Make sure to get a roofing contractor or gutter specialist to come look at your gutters.
