What Is The Average Roof Replacement Cost?
So you want to know how much it cost to replace a new roof and you’re looking for the average roof replacement cost? We can help answer that. At Mutual Roofing, we’ve had the privilege of replacing over 500 roofs and as such, have accumulated data.
Before we answer that, it helps to understand the driving factors for cost in a new roof.
Factors that Drive the Cost of Roof Replacement
Insurance Policy or Out-of-Pocket
We wrote an article awhile back explaining the differences between an ACV and RCV policy. In short, one will give you the full replacement cost (without consideration of depreciation) wheres the other accounts for depreciation. This means that the older the roof, the less money you’ll be receiving. If you have an RCV policy then you will likely have a higher average roof replacement cost. On the other hand, homeowners with an ACV policy have less funds to work with. This means they may elect to do major roof repairs while foregoing less urgent repairs. Most roofing contractors will work with homeowners who have to pay out of pocket. By eliminating the step of having to work with your insurance carrier, you’ve saved your roofer some work and should be able to save some money for it. Additionally, not having the middle man will expedite the roof replacement process so there are realized savings on both ends. As such, most roofing companies will give a partial discount if you simply ask.
Type of Roofing Material
We recently published an article explaining the types of asphalt roofing which is the primary material that most roofers use. Metal, cedar, slate, stone coated, and now solar roofing are other roofing materials, however, many roofers don’t use them as much as asphalt. Like other roofing contractors, we primarily use asphalt so for simplicity’s sake we will calculate the average roof replacement cost based on asphalt.
Size of House
Clearly the size of the house, and consequently, the size of the roof will affect the average roof replacement cost. We’ve done residential roofs as small at 1,000 square feet and some as large as 5,000 square feet. And usually, the larger homes use a premium type of asphalt (which costs more).
So What Should I Expect to Pay To ReRoof?
With all those factors in consideration, the average roof repair amount is around $15,000 with most of them being insurance projects. Most homeowners, however, only pay the amount of their deductible which is around $1,000.
