How Often Do You Need a Roof Inspection?
If you’re a first time homeowner (and even if you’re not) it’s good to get regular roof inspections. Much like any major assets, you need regular maintenance to keep it fully functioning. In this post we will cover what regular maintenance looks like for a roof and answer the question “How often do you need a roof inspection?”
The Best Time for a Roof Inspection
Ask 3 roofing contractors and you may get 3 different answers because this is highly subjective. Here at Mutual Roofing, we believe the best seasons to get a roof inspection are the Spring and Fall.
In the Spring (especially in Nebraska), we’ve just gotten over Winter and are about to embark on rainy weather. Inspecting your roof during this time will help detect any leaks and prevent major damage. Additionally, any weather changing damage such as nail pops can be addressed here without requiring a complete roof replacement.
In the Fall, it’s a great time to get a gutter cleaning after all the leaves have fallen. We can make sure your roof is in Winter-ready shape including being able to hold the weight of heavy snow. This is especially important since we often can’t roof a house in the Winter. (Side note: To roof a home, we need at least two consecutive days of it being above 40 degrees) So unless your roof needs to be overhauled in the Fall, our inspection can ensure that it’s ready for Winter.
What makes both seasons especially appealing is that most Omaha roofing contractors aren’t going to be really busy. Hail season usually occurs in the Summer which prevents most roofers from having the time and ability to come do routine roof inspections.
What Type of Roof Maintenance Should I Do?
We recommend routine maintenance, however, there is one challenge. Most homeowners don’t dare climb on their roof. For the few that are brave and aware what to look for, here’s what we recommend you inspect. For the rest, it’s best to call a roofing company to come do it.
At a minimum, check for signs of anything that seems off including:
- Missing shingles
- Shingle Issues in General
- Crooked gutters/Drainage issues
